Feel free to use our outdoor BBQ but please do clean after use. If the BBQ is not left clean, an additional cleaning fee of $50 will apply.

Car parking

There is ample outdoor parking space for several vehicles. Please park in the parking area, not on the grass. There is a United Petroleum Petrol Station as you head back toward the airport. The closest charging station is located at Kings Meadow (15-minute drive), with a number of different locations in Launceston.

Entertainment

You can find music, literature, film and television at your fingertips. Two TVs with screen sharing and casting technology allows you to stream your favourite services. Listen to music around the home using our portable speakers. Feel free to take the speakers outside, but please ensure they are brought inside at night.

The cupboard in the atrium includes numerous best-selling books. If you love one we don’t mind if you take it with you if you want to leave one in return. There are games and puzzles in the bunk room and games room with a few favourites in the study for easy access.

Internet

Enjoy complementary WiFi throughout the home. Internet details are located on the fridge in the kitchen and in the house manual. There are many spots both inside and outside our property that are Instagram-able, so if you wish to post, please remember to tag us @leightonhousetas as we love to see what you’ve been up to!

Safety & age

The farm has many exciting places to wander and is perfect for exploring. We advise children under 12 years of age should be supervised at all times. Please enjoy a walk through the farm but ensure all gates are closed properly behind you. Feel free to pat the horses on the other side of the fence but please do not enter the paddock under any circumstances. We have a small Chaff Mill business that operates on the other side of our gardens which is out of bounds for all visitors.

Smoking

Take a deep breath and enjoy some of the freshest air in the world. Please do not smoke inside our beautiful farmhouse or anywhere on the property.

Supermarkets

Leighton House is close to a number of supermarkets and specialty food stores.

  • Evandale General Store, Evandale (5-minute drive) is suitable for the basics including milk, bread, coffee and other basic kitchen needs.
  • Hill Street Grocer, Longford (10-minute drive) is a wonderful supermarket perfect for a larger shop offering supermarket essentials and a gourmet food section.
  • Alps & Amici, east Launceston (20-minute drive) is owned by well-known Tasmanian chef Daniel Alps and offers the best produce that Tasmania has to offer. Ready-made gourmet meals and pizza bases at your fingertips.
  • Landfall Farm Fresh, Launceston offers a fantastic meat selection of the region.
  • Bread & Butter is a bakery and cafe well worth a visit.
  • Harvest Market, on Saturdays in Launceston.

Beds

We know our beds are almost irresistible, but an extra linen fee of $50 may apply for use of additional beds beyond your initial choice. So please refrain from bed-hopping during your stay! Please let us know in advance how we can best cater for your sleeping needs.

Cleaning

Please leave the house as you found it – neat and tidy. Please ensure that sinks are empty and dishwashers unpacked. There are bins in the main kitchen and the butler’s kitchen, split for recycling. The main bins are located behind the garage and also split into landfill and recycling. Please ensure all garbage is split accordingly. There is a washing machine and dryer in the laundry for longer stays. The everyday wash is the best option, a thorough wash that takes one hour.

Fireplaces

Leighton House has two indoor fireplaces. Extreme care needs to be taken at all times when using the fireplaces. For indoor fireplaces the cover must be in place at all times. Please do not go to sleep or leave the house with fires left burning. If you need additional wood there is a wood-box behind the garage. No fires are to be lit anywhere else on the property during summer – October through April, due to fire restrictions. The fire pit at the wellness area can be used on request in winter dependent on seasonal conditions.

Heating

NEED TO ADD INSTRUCTIONS ON HOW TO USE HEATING.

Pets

Leighton House has a long history with horses and still features horses to this day. Unfortunately this means we cannot welcome pets to the house in case they cause the horse to be unsettled.

South Esk River

The river and its banks are yours to explore. You are welcome to swim here however swimming should be undertaken with extreme caution because currents are strong. Swimming is only advised at the height of summer when the water level is low and should only be undertaken by competent swimmers. For children and less confident swimmers, we recommend a nearby beach at Honey Suckle Park not far from Leighton House (turn right and head over the bridge before reaching Evandale town).

Security

Please ensure all doors and windows are securely locked before going to sleep at night and heading out on any long or short visits as unfortunately the current economic climate has led to increased crime in Tasmania. Gate instructions are provided.

Spa & sauna

Our wellness deck is located a short stroll from the house. Spa and sauna instructions are provided, as are robes and towels to be used for the spa. Enjoy a spot of yoga on the deck too – you can bring your own mats or feel free to use the ones provided.

Wine

We suggest visiting at least one of the numerous excellent cellar doors in our local area to stock up on cool-climate wines, including our famous sparkling, pinot grigio and chardonnay.

A guest compendium with more information about our home is provided to our guests once you make a booking at Leighton House.
